About the place

GOA 1 is a new house, completed in March 2026, with 193 m² plus a 43 m² private deck. From the deck you can see the whole of Praia do Rosa, from Rosa Sul to Rosa Norte. Three bedrooms, 3.5 bathrooms, up to 8 guests.

GOA Casas do Mar sits in the best part of Praia do Rosa, 350 meters from the sea and from Lagoa do Meio, and 150 meters from the town center.

Upper floor: living and dining area with integrated kitchen — oven, microwave, refrigerator and a full set of utensils. Powder room, hot/cold air conditioning and ceiling fan. The deck opens off this floor, with a dining table, a barbecue and panoramic sea views.

Ground floor: three bedrooms opening onto a private deck, two full bathrooms and the main entrance.

Master suite with a queen bed: private bathroom, hot/cold air conditioning, ceiling fan and sea view.

Second bedroom: four single beds in two bunks, hot/cold air conditioning and sea view.

Third bedroom: one king bed and hot/cold air conditioning. It can be converted into two single beds — just let us know before arrival.

Lower floor: private games room with a pool table, a 75" Smart TV, a sofa, a full bathroom and direct access to the garden.

Build quality: green roof, natural thermal and acoustic insulation, ipê wood cladding, gas water heating, aluminium frames and hot/cold climate control throughout.

Included services: daily cleaning, 100% cotton bed linen and towels, 1000 Mbps fiber-optic Wi-Fi, 4K Smart TV with satellite channels, parking for two vehicles, beach chairs and a parasol.

Access to the place

The house is for the exclusive use of guests: the three bedrooms, the living area, the kitchen, the private deck with a barbecue, the games room on the lower floor and two parking spaces. There are no areas shared with the other houses.

The shared areas at GOA are the garden and the outdoor benches with open-air showers, ideal for rinsing off after the beach or a surf session. The property is fully fenced and has security cameras only in the shared outdoor areas — never inside the houses or on the private decks.

Getting to the beach: a cobblestone street runs from the houses and leads, 200 meters on, to the start of a trail. The trail passes Lagoa do Meio and reaches the beach in a 5 to 7 minute walk.

Getting to the town center: it is 150 meters away, with shops, restaurants, pharmacies and supermarkets. The walk involves going up and down a hill in both directions — it is short, but it takes some effort.

District description

Praia do Rosa is one of the most beautiful bays in Brazil and one of the best-known surf destinations in the south of the country. The beach has three breaks with different profiles, good for surfers and for anyone who just wants to walk to the end of the sand.

Between July and November, southern right whales come to the Imbituba coast to give birth. You can see them from the beach, from the lookouts, or on boat trips leaving from the port.

Next to the houses is Lagoa do Meio, a warm freshwater lagoon reached by a trail. It is where families spend the afternoon when the sea is rough.

In the town center, 150 meters away, there are restaurants, bars with live music, a bakery, a pharmacy and a market. The area also has trails to Morro da Coroa and Praia Vermelha, surf schools, kayak trips and yoga classes.

Garopaba is a 20-minute drive away, and Florianópolis airport is about an hour and a half.

Information about transportation

From GOA, a cobblestone street runs down to the start of a trail, 200 meters from the houses. The trail passes alongside Lagoa do Meio and reaches the beach in a 5 to 7 minute walk, surrounded by nature the whole way.

The town center is 150 meters away, with bars, restaurants, a bakery, a pharmacy and a market. The walk involves going up and down a hill in both directions, on a cobblestone street — it is short, but it takes some effort. It takes about 5 to 7 minutes on foot.

The streets in the area are narrow and rustic, as they are throughout Praia do Rosa. Each house has private parking, but you can spend the whole stay without using a car.

Getting here: Florianópolis airport is about 1 hour 30 minutes by car, and Garopaba 20 minutes. We can also arrange an airport transfer on request.
